WHAT DO YOUR APARTMENTS OFFER?

  • Ceiling fans in the bedrooms, living rooms and den (where applicable) 

  • Blinds in all the rooms except balcony or patio blinds

    • Patio/balcony door measurements are approximately 76/78 inches (outside of casing)

  • Stove, refrigerator, microwave, dishwasher, disposal, full-size washer and dryer

  • Pantry in all apartments 

  • Breakfast bar in all apartments 

  • Chalk board wall

  • ½ bathroom on the mail level 

  • Patio or balcony (some floor plans offer both)

  • Bathrooms with tubs will come with a shower rod

  • Bathrooms without a tub will not come with a shower rod - tension rods can be used

WHAT FEES/DEPOSITS WILL YOU BE CHARGED?

We DON'T charge

  • Non-refundable community fees

  • Non-refundable re-decorating fees

  • No nonsense administration fees

 

We DO charge an application fee and a fully refundable deposit

  • We charge a $35 application fee per person 

  • What is the deposit?

    • A deposit is equal to one month’s rent. You may put down $100.00 each toward the deposit at the time you sign the lease. Depending upon the date you sign the lease, you may be given a 30-60 day extension to pay the balance of the deposit.  Ask us about this extension! Deposits are fully refundable after move-out pending a final inspection and reconciliation of your account! We provide you with thorough move-out instructions to help you get back as much of your deposit as possible.

WHAT ARE THE LEASE TERMS?

  • Most leases will begin mid-August (usually welcome week) and end the first week of August of the following year (rent will be prorated to reflect this date). There may be some earlier move in dates available, do not hesitate to ask!

DO WE NEED A PARENT SIGNATURE/LEASE GUARANTOR?

  • Yes-we have a form for your parent's/signor to fill out in front of a notary. We do not run their credit. They are responsible if you do not pay the rent. LINK TO GUARANTOR FORM

CAN YOU PAY ONLINE?

  • Yes-you will be assigned a Resident Portal access account upon lease signing, which will allow you the option to pay online by e-check or debit/credit card for an additional fee.

  • You may also pay at the office by check, money order or cashier’s check for no additional charge.

  • You may also mail payments.

  • No Cash accepted.

WHAT UTILITIES DO THE RESIDENTS PAY?

  • Electric, water and internet.  Based on the information we have gathered, residents should be able to pay electric, water at an average of $50.00-$100.00 per month per resident.  Some residents have indicated that they have been able to include internet and cable for this rate as well. This is an average based on current and past residents. It is only an estimate.

HOW DO I TURN ON MY ELECTRICITY?

  • Contact Duke Energy (800-521-2232) and have your electricity scheduled to be turned on under your name or one of the roommate's names. It should be scheduled for turn-on your move-in date.  Please email us with the confirmation number/account number by July 15th in order to receive your keys on date of move-in.

HOW DO I PAY MY WATER BILL?

  • Your water bill will be billed from Kirkwood Property Management to you. You will be able to view it on your Tenant Web Access each month. There is no need for you to contact the water company.

HOW DO I CONTACT XFINITY/COMCAST?

  • If you would like a local contact for Xfinity/Comcast (Internet provider/Cable) Andrew Jones or Keith Williams will be your representative. Please understand they are busy and you may need to leave a message. They give you a better deal than calling the 1-800 number. Andrew's number is 317-864-8840 and Keith's number is 317-954-1871. You may use whomever you choose for internet. No Satellites. We are not affiliated with Xfinity in any way.

DO I NEED RENTER'S INSURANCE? 

  • You are required to have renters insurance. You may have your parents/Guardians add a rider to their insurance policy if possible.

 

IS PARKING INCLUDED?

  • YES-FREE parking! Being a resident allows you to park your personal vehicle here with a permit. Each resident will be allowed one permit with a registered car (we also offer some overnight guest parking).

ARE YOU ON A BUS LINE?

  • Yes-Campus 6 Bus. It runs on average about every 20 minutes and goes all the way to the Student Union Building.

 

ARE PETS ACCEPTED?

  • Yes-all breeds of dogs are accepted and there is not a weight limit. Cats are accepted as well.  Fees and paperwork must be submitted prior to the arrival of the pet.

 

DO YOU HAVE MAINTENANCE?

  • Yes-we have 24-hour emergency maintenance. We also have routine regular maintenance that normally will take care of you the same day or next day. (during normal office hours).

 

DO YOU CHARGE FOR MAINTENANCE?

  • Only if the damage is due to resident negligence. Example: Broken windows, holes in walls, items in the disposal or in the drain, etc.

 

CAN WE HANG THINGS ON THE WALLS?

  • Yes-as long as you repair the holes prior to move out. You must repair and sand to a paintable surface, we will paint it for you.

 

IS THERE A REFERRAL FEE?

  • Yes! Refer someone to live at a Kirkwood Property and for every new apartment that is leased, we will give you $100.00 Visa gift card! They must use your name on the first visit.  Once they pay their deposit in full and sign their lease, we will hand you the $100.00 gift card! There is no limit until we are fully leased.  This is $100.00 per apartment, not per person.

 

CAN WE SUBLEASE?

  • Yes-we do allow subleasing. Please ask for details and restrictions.
